    I'll have to be to the point since Google has a character limit. I'd give 0 stars if I could.

    Let me say that if you are looking at this neighborhood, buyer beware. I will just list the issues we had and many others have had.

    1) Slow. We signed our papers in late September. Our permit did not come back until mid-December. But it took 4 weeks almost just for them to put up the silt fence around our lot. Another 3 weeks to put the plumbing in. Another week to fix the plumbing after a cement truck crushed our pipes. Another two weeks to pour our foundation. And then it took 7 closing dates to actually close.

    2) Lies. When our pipes were crushed, I played dumb when I asked about what was fixed. They said just the one pipe that I found broken was fixed. I know for a fact that all the pipes were replaced because I found them all uncovered and talked to the plumber who told me that a cement truck backed over our lot and crushed them all so they had to all be replaced. Also, just before our second to last closing, the VP we were dealing with left the company and the person above him went back on the agreement to pay our rent(which we hadn't gotten in writing yet) for July because of all the issues that were delaying our closing. After some heated discussion, they finally agreed to pay it again. GET ANYTHING THEY SAY IN WRITING IMMEDIATELY, DON'T TRUST THEIR WORD.

    3) Does not manage subs. First off, my father in law, who has a masters license as an electrician, found that the electrical contractor was not wiring them to code. We went to the county and the county at first claimed they had given an exemption to the part of the code being violated. My father in law paid them a visit and they about crapped themselves apologizing and saying the issue would be fixed. Our house was wired correctly but many in the neighborhood are not. We believe that the county was colluding with the builders to save money. Do not trust the county inspectors. Get your own private one.

    But basically with almost every step, our project managers (Gene then Matt) basically do not verify that any work is done correctly. They claim that they know what they're doing when things go well, but when you call out shoddy, incomplete, wrong, or just plain not done work, they default to "I just schedule these guys and they're supposed to do it right". For instance, days before we finally closed, I found that there was no insulation in the front and back of our attic. I pointed this out, they came and did it, and I checked again. This time they did the back but not the front. You'd think after the contractor lied about doing the job the first time, the second time AW would verify they did it. Nope. So they had to come back again and do the front.

    4) Doesn't care about shoddy work. There are too many things to mention but basically, as long as it passes inspection (and it will since the county inspector is an idiot, doesn't know the code it seems himself, or just doesn't care) it's good enough for them.

    I could write pages but Google doesn't give the room. Suffice to say if you want a home here do these things:
    - Do not close until everything is done right. From the other neighbors I know that they are not answering warranty calls or returning them.
    - GET A PRIVATE INSPECTOR! The county inspector doesn't care and passed our home when the electrical wasn't done right and our hot water heater was not to code.
    - Visit as often as possible so you do not miss things before they are covered up. Especially before the drywall goes up.
    - Get it written in your contract that everything will be installed according to the manufacturer's instructions. Their attitude is if it passes inspection, it's right.
    - Thoroughly look over all plumbing locations once the foundation is poured and after the framing goes up. Of our 7 closing dates, one wasn't met because the water line wasn't even run into the house.
